What multi-family layouts change
In Erie and Millcreek condo stacks, dryer ducts often travel through party walls or vertical shafts before exiting a shared roof or courtyard wall. Unit owners may only control the transition hose and the first few feet; the rest may be association responsibility. We won’t guess — we’ll ask who owns the run before we quote a full clean.
Access & permission
Bring HOA contact info or written approval if the duct exits common property. For rentals, property managers usually schedule between tenants or with notice to occupants. We work carefully in finished laundry closets and won’t force access panels that aren’t ours to open.
Honest limits
High-rise commercial shaft systems and sealed fire-rated assemblies outside our reach aren’t a fit. Light condo / townhome / small apartment buildings with reachable residential ducts usually are. If you’re unsure, describe the building on the form — we’ll say yes or no without pressure.
Tip for boards: Nesting season and lake-effect ice hit shared roof caps hard. A building-wide exterior check in spring often prevents a summer of “my dryer suddenly takes forever” tickets.
